Check these first, in this order
Life safety comes before property, always. If anything about the house itself looks wrong — a cracked foundation, a leaning chimney, a smell of gas, a jammed door frame — that is a call to your utility and a structural engineer, not to a landscaper. Everything below assumes the house has already been cleared.
Once it has, walk the property in this order. It is roughly the order of how expensive the problem becomes if it is left.
- 1Slopes and hillsides. Look for fresh cracks running across the slope, small step-downs in the soil, or ground that has pulled away from a wall or footing.
- 2Retaining walls. Check for new cracks, bulging, a wall that has rotated forward at the top, or soil and water staining that was not there before.
- 3Drainage. Find every area drain, catch basin, and outlet. Confirm water still runs through and comes out where it used to.
- 4Pool deck and coping. Look for the deck separating from the coping, or a section that has dropped relative to its neighbor.
- 5Hardscape. Cracked or lifted pavers, cracked concrete, driveway sections at different heights.
- 6Trees. Any mature tree that is newly leaning, or with soil heaved on one side of the root plate.
- 7Irrigation. Usually invisible — see the meter test further down.
Why drainage is the urgent one in Los Angeles
This is the part most homeowners get wrong, and it is specific to how our seasons work here. A quake rarely destroys a drainage system outright. What it does is offset a joint, crack a pipe, or shear a line where it passes through a wall — damage that shows no symptom at all while the weather is dry.
Then the first real rain arrives. Water that used to be carried off the property now discharges underground, at pressure, into the exact soil that is holding up a slope or sitting behind a retaining wall. A saturated slope is heavier and weaker at the same time. That is the sequence that turns a repairable pipe into a failed wall or a moving hillside.
In a dry summer you may have months before it matters. If a quake lands in the fall, the window is short. Either way, drainage is the thing to confirm early rather than the thing to get to eventually.
Retaining walls: what a crack actually means
Not every crack is structural. Hairline cracking in a wall's face, or a stucco or veneer finish separating from the wall behind it, is often cosmetic. The patterns that matter are the ones that suggest the wall is being pushed.
Look for cracks that are wider at the top than the bottom, a wall leaning forward, a horizontal crack running the length of the wall, blocks or stones that have shifted out of plane, or a wall that has separated from an adjoining wall or step. New water staining or soil washing through a joint means water is now getting somewhere it was not before, which is a drainage problem presenting as a wall problem.
A wall holding a slope above occupied space — a house, a driveway you park on, a patio you sit on — is not a wait-and-see item. Keep people off the area below it and get it looked at.
Hardscape: cracked, lifted, and separated
Poured concrete cracks in a quake because it is a rigid slab; there is nowhere for movement to go. Repair usually means cutting out and replacing the affected sections, and matching an existing color and finish is rarely perfect.
Interlocking pavers behave differently. They are individually set on a compacted base, so shaking tends to shift them rather than break them, and a shifted area can be lifted, the base re-screeded, and the same pavers reset. This is one of the practical arguments for pavers on a driveway or terrace in seismic country, and it is why the base preparation under them matters as much as the surface.
Where a paved surface meets something rigid — a pool coping, a house slab, a set of steps — check that joint specifically. That is where movement concentrates.
The irrigation break you will not see
Buried irrigation lines and their fittings are among the most commonly damaged things on a property after a quake, and almost nobody notices until a water bill arrives or a patch of lawn turns into a bog.
There is a simple test. Turn off every tap and appliance in the house and make sure the irrigation controller is off. Go to the water meter and look at the low-flow indicator — the small dial or triangle that spins on any movement. Note its position, wait fifteen minutes without using water, and look again. If it has moved, water is going somewhere it should not be.
That test does not tell you where the leak is, only that there is one. But it is worth doing in the first days after a quake, and again after the system is first run for the season.
What we repair, and what needs somebody else

We repair and rebuild retaining walls, slopes and grading, drainage systems, concrete and paver hardscape, pool decking and coping, irrigation, lighting, and planting — including replanting a slope for stability once the ground work is done.
We do not touch the house. Foundations, slabs, framing, chimneys, and gas lines are outside a landscaping licence and outside our competence, and anyone in our trade who tells you otherwise is worth walking away from. The structural shell of a swimming pool is also a different licence, C-53; we work on the deck, coping, and equipment around it, and will tell you plainly when the shell itself needs a pool contractor.
If the damage is significant or you are unsure what you are looking at, the right first call is a licensed structural engineer. They can tell you what is actually load-bearing on your property and what is not, and a good report makes every subsequent repair cheaper and better targeted.
Building it back so it holds next time
Repair is the moment to fix the reason it failed, because the wall is already open and the ground is already exposed. Doing it twice costs far more than doing it properly once.
The things that make a landscape hold up under shaking are unglamorous: retaining walls engineered for the actual soil and slope rather than eyeballed, drainage behind the wall so water is never allowed to build pressure against it, base preparation under hardscape that is compacted in lifts rather than rushed, and slope planting with deep-rooting species that hold soil together instead of decorating it.
None of that is visible when the job is finished, which is exactly why it is the part most often skipped. It is also the part that decides whether you are having this conversation again after the next one.
